Red Kite Lodge

Red Kite Lodge is a dog friendly, two-bedroom cottage with the open plan living/kitchen area situated on the ground floor accessed via a stable front door.

The lounge has 2 commfy sofas, a warm fire, TV and a fully equiped dining area.

Red Kite Lodge welcomes well behaved pets.

The living area has a Mezzanine floor, which provides an extra lounge area with day bed.

The Mezzanine also provides stunning views across the valley.

Also, on this level is the bathroom with bath and shower over, toilet, wash basin with mirror, light and shaver socket over and heated towel rail.

Leading on from the living area, down two steps are the two bedrooms.

One bedroom provides a comfortable double bed, fitted wardrobe, a chest of drawers and bedside cabinets with lamps.

The second bedroom provides a triple sleeper bed, which is a full size double bed with single bunk over the top, providing versatility for either a couple or 1 to 3 children. The bedroom also provides a fitted wardrobe. a chest of drawers and a bedside cabinet with lamp.

The patio area, with garden furniture is situated at the front of the cottage in an enclosed garden.

Approach

  • Valley View Cottages signage is prominent at the driveway entrance from the road
  • The driveway/track is well made of concrete and stone leading to the car park area

Parking

  • The car park area is approximately 11 metres from the gateway to the cottage
  • There is a roadway leading directly to the gateway into the cottage and is for unloading/loading purposes
  • Surface is slightly sloping and rolled stone and lighting is provided

Entrance to Cottage

  • A 80mm step upwards leads through the gateway 1220mm wide onto a level concrete pathway 1160mm wide. This leads to the staircase with 11 steps of riser 210mm taking you up to the front door.
  • Lighting is provided from the front of the cottage.

Main entrance

  • The entrance to the cottage is easily identified with the name of the cottage at the bottom of the steps leading to the main entrance
  • The entrance door is a manual door with top half glazed and is 860mm wide.
  • There is one step up into the cottage 30mm high

  • Open plan living/ dining and kitchen area
  • Ground floor bathroom
  • Staircase winding down to ground floor with 12 steps of riser 200mm.
  • One bedroom on ground floor

Kitchen

  • Flooring is laminate and level throughout
  • Manoeuvrability is good
  • Colour contrasting is good in terms of cupboards, walls, handles and worktops
  • Lighting is good
  • The worktop is situated at 900mm high
  • There is a cordless kettle, toaster and microwave provided
  • Cupboards are both floor and wall mounted

 

Living/Dining area

  • Flooring is laminate and level throughout
  • Lighting is good
  • Manoeuvrability is good and the furniture is unfixed and could therefore be moved to create more space where required.
  • Dining table is provided with two chairs
  • There is a two-seater settee and one armchair
  • A TV with DVD player is provided on a stand. Both are remote control operated.

Bathroom

  • Transition into the bathroom from the bedroom is level
  • The handle is a lever style
  • Flooring is vinyl and level throughout
  • Lighting is good
  • The step into the bath is 570mm and shower is over the bath. Bath has grab rails on both sides
  • The toilet seat is situated at 400mm high
  • The toilet roll and bin are located within easy reach of the toilet
  • The sink is at a height of 840mm with a mixer lever action tap
  • The flush is a push-button action
  • The shaving socket is located next to the sink

Bedroom

  • Located on ground floor
  • There is a level transition from landing area into each bedroom. Both rooms have carpet flooring and are level throughout
  • Lighting is good with additional lamps provided each side of the bed
  • All furniture is free standing and can be moved to create more space if necessary
  • Non-feather pillows and duvets with poly cotton covers and sheets.
  • King size bed, two bedside cabinets, chest of drawers, wardrobe, dressing table and chair are provided.

Gardens and Grounds

  • The cottage has an enclosed garden to the front, side and rear with lawn to the front and back and patio with garden table and chairs to the rear
  • Sloping hard surfaced roadway leads down to the communal garden area, accessed through a gateway 1480mm wide. This area is enclosed and laid to lawn
  • The communal garden leads to a further gateway 1530mm wide leading into an enclosed dog garden.

Other information

  • Fire alarms are present on both levels of the cottage and are audible
  • Some mobile phone networks are unreliable in the cottage
  • Checking in and out times are 4pm and 10am respectively
