  • Valley View Cottages signage is prominent at the driveway entrance from the road
  • The driveway/track is well made of concrete and stone leading to the car park area


  • The car park area is approximately 16 metres from the gateway to the cottage
  • There is a roadway leading directly to the gateway into the cottage and is for unloading/loading purposes
  • Surface is slightly sloping and rolled stone and lighting is provided

Entrance to Cottage

  • Red Kite Lodge has a gateway 1370mm wide with a 70 mm step upwards onto a level concrete pathway 1300mm wide leading to the front door
  • Lighting is provided from the front of the cottage

Main entrance

  • The entrance to the cottage is easily identified with the name of the cottage next to the front door
  • The entrance door is a manual stable door with top half glazed and is 930mm wide.
  • There is one step up into the cottage 100mm high


  • Open plan living/ dining and kitchen area
  • Ground floor bathroom
  • Staircase winding up to second storey (Mezzanine Floor) with 12 steps of riser 200mm.
  • Two steps of riser 150mm lead down to two bedrooms


  • Flooring is vinyl and level throughout
  • Manoeuvrability is good
  • Colour contrasting is good in terms of cupboards, walls, handles and worktops
  • Lighting is good
  • The worktop is situated at 900mm high
  • There is a cordless kettle and microwave provided
  • Cupboards are both floor and wall mounted

Living/Dining area

  • Flooring is vinyl and level throughout
  • Lighting is adequate with two additional uplighter lamps provided
  • Manoeuvrability is good and the furniture is unfixed and could therefore be moved to create more space where required.
  • Dining table is provided with four chairs plus two further folding chairs stored in an under stairs cupboard
  • There is a two-seater settee and two armchairs
  • A TV with DVD player is provided on a stand. Both are remote control operated.

Mezzanine Floor

  • Flooring is carpeted and level throughout
  • Lighting is adequate with an additional lamp provided
  • There is a two-seater sofa bed, one armchair and two beanbags
  • A wardrobe is also provide and is movable


  • Transition into the bathroom on the ground floor is level
  • The handle is a lever style
  • Flooring is vinyl and level throughout
  • Lighting is good
  • The step into the bath is 550mm and shower is over the bath. Bath has grab rails on both sides
  • The toilet seat is situated at 410mm high
  • The toilet roll and bin are located within easy reach of the toilet
  • The sink is at a height of 820mm with a mixer lever action tap
  • The flush is a push-button action
  • The shaving socket is located next to the sink


  • Located down two steps from Living/Dining area
  • There is a level transition from hallway into each bedroom. Both rooms have carpet flooring and are level throughout
  • Each bedroom door is a single leaf wooden door with lever handle
  • Lighting is adequate in both bedrooms with additional lamps provided in each
  • All furniture (with the exception of the hanging wardrobe areas) is free standing and can be moved to create more space if necessary
  • Non-feather pillows and duvets with poly cotton covers and sheets.
  • Bedroom one has a double bed, two bedside cabinets, one chest of drawers and hanging space.
  • Bedroom two has a triple sleeper bed, which is a double bed with single bunk over the top, one bedside cabinet, one chest of drawers and hanging space.

Gardens and Grounds

  • The cottage has an enclosed garden to the front with lawn to one side of the pathway and two steps leading up to a further lawned area and patio with garden table and four chairs
  • Sloping hard surfaced roadway leads down to the communal garden area, accessed through a gateway 1480mm wide. This area is enclosed and laid to lawn
  • The communal garden leads to a further gateway 1530mm wide leading into an enclosed dog garden.

Other information

  • Well-behaved dogs are welcome in the cottage (cost £20 per dog per week)
  • Fire alarms are present on both levels of the cottage and are audible
  • Some mobile phone networks are unreliable in the cottage
  • Checking in and out times are 3pm and 10am respectively
