Conditions Of Hire

Arrival & departure: Your arrival will be welcomed from 3pm (Woodpecker Barn and Red Kite Lodge) and 4pm (Owl Cottage & Buzzards Watch) on the arrival day and you will be required to vacate your accommodation by no later than 10am on the morning of departure to allow time to prepare for our next guests.

Payment: A non-refundable deposit of 25% of the total rent is payable on booking. The owner will reserve the cottage for the hirer for 5 working days until the deposit has been received. Once the booking has been confirmed you are liable for the full rental. The balance is due six weeks before the day of arrival. If the balance of payment is not received by the due date the owner reserves the right to re-let the cottage; however if unable to do so will consider the hirer liable for payment.

Cancellation: In the event of cancellation, please inform us by telephone or email, followed by a confirmatory letter.  The owner will endeavour to re-let the cottage, and if such a replacement is obtained, will then refund to the hirer any monies paid, less a handling charge.  If the owner is unable to re-let the cottage the owner shall be entitled to retain any monies already paid and to recover, if not already paid, the balance of the hiring charge.  It is up to the hirer to obtain cancellation insurance if they wish to cover unforeseen circumstances.

Number in party: The total number in each party must not exceed the capacity of the cottage as specified in the brochure and/or website.  Babies under 2 years old are excluded.

Liability: The owner makes every reasonable effort to reduce the safety hazards inside and outside the cottages.  However, it is the hirer’s responsibility to note any possible hazards on arrival as the usage of the cottage and grounds is entirely at the hirer’s own risk. Your vehicles and their contents are left at your own risk. The proprietors will not be responsible for the loss or damage thereof or thereto from any cause whatsoever or from negligence of their servants.

Cleaning/Damages: Guests are fully responsible for the Cottages and are liable for any damage to the property or its contents, and all reservations are accepted on condition that the accommodation is left clean and tidy and that breakages or damage will be paid for by the hirer. The hirer is also responsible for any additional cleaning costs incurred. Please report any loss, breakage or damage so that it can be corrected prior to the next guests’ arrival.

Linen & towels: The owner will provide the hirer with sufficient clean linen and towels free of charge.  The hirer is responsible for the cost of replacing any damaged stained or discoloured items.

Heating & Electricity: All heating and electricity is included free of charge.

Pets: Well-behaved dogs are welcome. Up to two dogs are permitted in Woodpecker Barn and Red Kite Lodge and one dog is permitted in Owl Cottage at a charge of £15.00 per week per dog – no dogs permitted in Buzzards Watch.  You must tell us that you are bringing your dog when you make your booking. You will need to bring your own dog basket with you as dogs are allowed on the clear understanding that in NO circumstances may your dog lie on the beds or soft furnishings. Guests must ensure their pet does not cause annoyance to other guests. Dogs must be kept on a lead at all times when outside and any fouling must be cleared immediately. Dogs must never be left unattended inside the cottages. No other pets are allowed in the cottages unless agreed by the owner prior to arrival.  If unauthorized pets are brought to the cottages, you will be asked to pay a £100 cash deposit prior to being allowed in the cottage.

Smoking: Smoking inside the cottages is strictly forbidden.  The hirer is welcome to smoke outside the cottage, provided that doing so does not disturb other guest and no cigarette butts are left on the ground.

Complaints: The owner will make every reasonable effort to ensure you have an enjoyable holiday.  If, however, the hirer has any cause for complaint, action should be taken as soon as possible.  It is essential that the hirer contact the owner immediately if any problem arises.  Discussion with the owner while the hirer is hiring the cottage should enable problems to be resolved straight away. The owners cannot subsequently consider complaints or enter into correspondence about them.
